Root cause: Peterpan
/houses/area/pcwithorder_by=pricereturned a non-spatial, south-first slice (2 pages x 80 of 684 homes in the Magok viewport: lat 37.5320-37.5379 while the map spans 37.532-37.593); aggregate thenslice(0, cap)-ed in fetch order. Fix: drop order_by, 300/page, quadrant split when total > page, fair grid sampling for the cap, Zigbang hydrate budget spread. Client bounds are correct (real Leaflet bounds). Tests added with repro bounds.
