Here's the README — raw markdown, ready to drop in:
The only title management platform built for land that could be underwater in lava by Tuesday.
VolcanicTitle handles the complete property title and rights stack for geothermal development zones, volcanic hazard corridors, and lava-adjacent real estate — places where standard title software doesn't just struggle, it catastrophically fails. It ingests USGS hazard maps in real time, tracks steam rights and subterranean mineral easements across shifting boundaries, and generates underwriter-ready reports for the handful of title insurers brave enough to touch these parcels. If you've ever tried to close escrow on land in Puna, Hawaii, you know exactly why this needed to exist.
- Automated USGS lava flow boundary ingestion with parcel-level impact diffing on every new survey release
- Geothermal steam rights ledger supporting over 340 distinct easement configurations across all active U.S. volcanic zones
- Direct integration with HazardVault API for real-time volcanic hazard corridor reclassification events
- Underwriter report generation in formats accepted by Lloyd's of London specialty lines — zero manual reformatting
- Subterranean mineral column tracking down to the magma interface layer. Yes, that's a real legal concept in Hawaii

VolcanicTitle is a microservices platform built on a Node.js core with Python workers handling all geospatial processing via GDAL and Shapely. Parcel records and easement chains live in MongoDB because the document model maps cleanly onto the deeply nested and irregular structure of volcanic-zone title stacks — this was not a casual decision. Boundary change events are queued through Redis, which also handles long-term easement audit history, and a PostGIS sidecar handles the heavy spatial indexing when overlaying survey polygons against active hazard corridors. Every service is containerized, independently deployable, and has been running in production on a single $40/month VPS since launch because I built it lean on purpose.
